PM Najib announced a project called My First Home Scheme for low-mid income class to buy their first home after work.The main concept is the government will guarantee people who have met the criteria for 10% down payment so that the applicants can get 100% amount for the buying property from 25 participant banks.

I have made some conclusions of the criteria:

1.Malaysian

2. First time to buy property in Malaysia

3.Below 35 years-old

4.Monthly income below RM3000

5.Have a stable job and with it for more than 6 months

If you’ve met all above requirements,you’re entitled to buy a house from RM100,000 to RM220,000 with 100% loan up to 30 years.However,another detail added recently is the monthly instalment could not over one-third of monthly income.

I did a simple calculation for the maximum price of property if having monthly income RM3,000 which is the upper line to meet one of all criteria.Easier for calculation,I adopt the latest BLR by 30 March 2011(6.3%),the best interest rate offered in the local banks(which I know=BLR-2.4%) and it’s fixed rate,for maximum years(30 years).

Assumed the principle of the loan is X.

X+X*(6.3%-2.4%)*30=1000*12*30

X=165898

That means you only could buy a house below RM165,898 if you get a loan with assumed rate and period.

In fact,I support the new rule of 1/3 of monthly income because that could help Bank Negara control bad debt rate and size of family debts in Malaysia,also it could prevent the cases of bankruptcy of individuals.

Some people may say that RM160,000 can’t buy some nice houses.I agree with that,but I also think people are better not to do things out of their own abilities.If you could earn more money,you can buy a better house later;if your income is not so much,you may consider to rent a house or buy a small house which just fit your own needs.

Buy a house,within its means.

I have the interest of reading books and financial magazines when I’m free.I think reading is a perfect way to study things and remind ourselves of applying the knowledge to our daily lives.

Personal Money is a good local financial magazine under The Edge which always has discussions about the simple investments,the strategy,the concept of saving money etc and so I can keep my track of growing up my family fund by a right way.I believe the difference between a rich man and a poor man is of their thoughts.Thus,learning towards richness is definitely necessary.

A little mosquito forced me staying in hospital for almost one week.Yes,I was so unfortunate that got dengue fever last week.Fever,digestive issues,bone pains and more symptoms were all there together.I even needed to have sleeping pills to help me get into dreams.I had to say the experience was so awful.Now I’m thinking that in some terms a mosquito seems to be much stronger than I am.

I feel grateful to my dearest that she always tried her best to comfort me during that worst time.I can’t imagine if I’d faced it alone.I also want to thank other friends and families of their supports.

I will have a further consultation with the doctor tomorrow by checking up the blood platelet level.Frankly speaking,I’m still feeling quite tired and so I hope the blood test report will show a good result.

And currently I’m really scaring of getting dengue again.Scientists,please discover some sort of medicine/bacterin for it as soon as possible.

After the discussion with my parents and future parents-in-law,my fiancée and I chose February 18th,the fifth day after Chinese New Year,holding our wedding event in Shanghai,China.We need to book the air tickets as soon as possible because that is a hot period for travelling.The fares have been increased compared to the normal days.

Recently the economic is recovering from the recession.Thus,the share markets everywhere begin to show the growth.Many people may want to do some share investments as an alternative instead of buying mutual funds.So I just share with you how to start share trading in Malaysia.

Malaysia has only one share market-Kuala Lumpur Stock Exchange(Bursa Malaysia).Almost all buying or selling actions are taking place there except those direct deal/off market deal which normally involves in bulk transactions.Now we could go to open the trading account.

1.You could choose any securities(broker) company you like,perhaps you could consider whether it is close to your house and how the charges are.You could refer to this list for all registered securities.

The requirements for open a trading account in securities are very limited,normally the only requirement is you are above 18 years old.

2.Open a trading account and CDS account in the security

Trading account could be divided into two types-nominee account and direct account.

Nominee account:Once you buy some shares,your name will not show on the registration book of existing shareholders directly,instead it will show as XXX SECURITY-beneficial to YOUR NAME.

Advantage:Not necessary to visit the security frequently as they could help you deal with most matters(ie, banking in dividends,sign up forms for bonus shares/warrants etc).

Disadvantage:You can not apply for IPO using Nominee account.You may not receive the annual report,some gift vouchers easily.

Direct account:Once you buy some shares,your name will directly show on the registration book of existing shareholders.

Advantage:You apply for IPO using this account.You could receive the annual report and voucher from the company you invest directly.

Disadvantage:You may have to bank in the dividend by your own.If having some bonus issue,you may need to visit the security to sign up some forms by yourself.

However,I still prefer to have direct account.

The charge for open a trading account is varied from different securities,but most of them are free of charge.And commonly you only need to pay for RM10 for new CDS(Central Depositary System) account which is the account to electronically store your shares by some Malaysian law.

After you have a trading account and a CDS account,you are able to buy shares in the market.

3.Know the fees for each transaction

For buying or selling,it will occur some fees comprising of brokerage fee,clearing fee and stamp duty.

The brokerage depends on what methods you used to buy/sell shares-phone call or online.Commonly if you call for making the transaction,you will be charged higher,ie. 0.7%;if you make the transaction through online platform,you will only charged at 0.42%.

The clearing fee is 0.03%.The stamp duty is RM1 for every RM1000.However,I suggest you ask the details from the security.

These are all the basic stuff you need to do and need to know before you make the very first transaction.If you think you have absorbed all,you could start to enjoy the fun from share investment now.I think you could learn the rest knowledge from trading.

We,the friends of Elaine,managed to plan a nice day for her to celebrate her birthday and we ran it today.

Firstly,we jogged together and actually had a mini picnic there.

Fruits,sandwiches,KFC and others were full of the table.We all ate a lot until we couldn’t move our steps.Well,a jogging exercise had totally turned into a food party.This was the very first program of the day.

We’d bought dozens of movie tickets for the afternoon session.Which movie?I just disclose here that it’s a funny and meaningful movie and for sure I will write my review asap.

After that,we again had our dinner together in the hawker’s street of SS2,PJ.Various foods and snacks induces our bellies.

Where were other guys?They were seeking their meals.Too many choices made us loss our ways.

We ate there,chatted there,sent gifts there and dismissed there.The day was only for her and hopefully she liked it as what showed on her face.

The girl in the picture is the personae of my latest 2 posts.She is still available for a relationship,However,the chance is only to be given to the guy who has a good character and a positive finance.

Well,my exam session will start in next week.So I will spend more time on revision now and be slow down on writing posts.Good luck to myself.

Since China ministry of Finance reduced stamp duty for share trading from 3 in a thousand to 1 in a thousand.The share market today can’t stop raising.For me I get back some money which I lost at that bad weeks through this adjustment.

There are still two unit trusts I’m holding.The following graphs are showing today’s status of the shares that both unit trusts invest in.

More than 95% of shares in the market are raising their values,and be higher up to upper trading limit.The SSE Composite Index increased 9.29%.

The fluctuating range of Shanghai Stock Exchange Composite Index in one-year time is very histrionic,around 50%.That means people who bought shares at that top had lost 50% of the fund;on the other hand,somebody has won for 50% more.In fact that is like a gamble and lots of people burned their money,few of people only get the gain.

I hope the share market can be prosperous in a much smoother way because only that can bring to China a positive view on macro economic and more important,to have a stable society.

If I’m the boss,I will let my employees get their right trainings every year.I think nowadays the business environment is keeping changing every second.That brings to us a lot of opportunities but also many of challenges.

As regard with that matter,I think my employees need not only have the abilities on their positions,but also have some extra skills.Maybe let them join Plumbing Courses?It’s just a joke.In fact to take some professional courses can make your employees have up-to date knowledge and be able to gain a broader view.

Does your boss provide you any kind of training?If yes,please take the advantages of it because it’s a positive way to appraise your value.

With the high inflation rate of these years,prices of many items arise.Therefore we always feel that we have less and less available funds left at the end of the month.And sometimes we have to spend a lot of money to buy property to live or buy a car for transportation.After buying those luxury goods,most of us have to take a large amount of debts.So to control individual debts is very important.If you ignore it,surely you’ll meet your financial problems soon and may cause your bankruptcy.

There are many ways to avoid these kinds of poor things happened:

1. To make your planning for your monthly expenses.For example,your monthly fix expenses will be $1500 including all installments for your real estate and car.Your monthly living expenses will be $500 on average for dining,clothing and tariff etc. which should be quite variable,of course.So the basic expenses will be around $2000 per month.
2. To calculate your income and make the budget.Depending on different types of working,the type of income will be distinct.Like some people is doing some normal office job,their income will be no surprises every month.If some people is selling/promoting products,they will much more depend on commissions which certainly are fluctuant.For people who earn fix income,making sure that your income is over your total expenses which you planned in Step 1 and you’d better to have some extra funds to be your savings.Once more you need to confirm how steady your job is.(Upon the example,you must have more than $2200 monthly-Budgeting 10% more on expenses for emergency use.)If the working situation is not so good,you may need to save more funds(which is reaching 3-6 month expenses in a long term) in order to face the bad time.For variable income people,you need to more serious to make your budget.Using the lower monthly income to be your standard(budget) income will be the best choice.Remember,savings is the only way to help you go over bad time.
3. If your current income can’t be over your expenses,you have to cut some of living expenses.Like saving more on electricity and water,buying less clothing or accessories and more time staying at home(It will cut the chances to spend money on shopping.)On the another hand,trying to find a job which can provide you a higher pay.

After all points which I noticed,what I need to say is debts are not a nightmare.But you should spend some time to plan on it and clearly let yourself know what is your financial situation now and to do some positive actions so that standing away of bankruptcy.Do you know what you’re doing today decides your tomorrow?To be smart guys…

用中文吧！之前是决定了只用英文来写博的，可是最近越来越想用中文来写了，原因在于想写得实在太多，想写的东西实在是太复杂了，以至于我觉得以我的英语造诣实在是不能清楚的表达出来，有鉴于此，还是用从小学起并且有些修为的中文来写比较好了。

好了，说说近况。去年尾回了上海以后，整天都是带着大堆的朋友们玩这走那的，自己还经不起折腾的发了一次高烧，还好情况没有恶化，所以总体来说还是顺利的。吃了很多大餐，感觉是把前几年在马来西亚吃不到的都补了回来，挺有满足感了，不过也许是太满足了，现在一回到了马来西亚就有了一种不足感，应该是自己不能很快调节好吧！

现在又回到了马来西亚，在休息了一天之后，今天又在家胡思乱想了一番，总觉得这次回家的感受比以往几次都深刻，却也不知道是为什么。也许是人长大了，知道的人情世故日益增多，变得更加多愁善感了吧。拜访了很多的亲朋好友，最多说的话还是叫我快点回上海，不要一直飘泊在外。这话说得虽是平坦，可是却勾起了很多思绪，也带来了很多自然的联想，当然，这话还是在说他们自己的想法：他们是想念我，需要我陪伴的。

所以在新的一年，我得好好安排好学业，新年愿望就是早点能学成归国，创业成家。我想，这肯定是大多数海外游子的心愿，但愿早日成真。

Why do I say that?Because I don’t feel well on my exams.I can say that only upset is around me.But yeah,it is the past.The coming days are what I’m willing to be.Well,finally I will come back to my lovely home town-Jiading,Shanghai soon.Since today,I have started to plan for the days for me and for my friends who will accompany with me during their year end holidays.

Till now a lot of places in Shanghai are in my list and I think most of them are worth visiting for my friends,however we  still have limitation on time so that we have to shorten my list and to build up a final itinerary for the trip.

There are 8 days left…My lucky number shows to me my happiness.

Tomorrow will be my first day of exams.So I think I will cut most of time here during these days and put it to prepare for exams.Ehm…Good for me,ok? ;p

As you can see,I have capped WidgetBucks at the top of my sidebar.KennyP had talked about it several times and so I know it from him.I feel quite interesting because it is a widget ads system which looks like very original and creative.

The bad thing is till now,it has not supported to make money on those non-English sites.At the same time,it can’t account those clicks from outside US/Canada currently.However,the thing will be changed as I saw in the official blog that WidgetBucks Offering CPM Ads for International Traffic in Early December.

I will continue to monitor its movements and performances.I hope that it can be my another ready source of money so that I can be richer a bit to have my year end holidays.

That’s great!I just get news about China UnionPay(CUP) has signed with MEPS of the service  that China ATM card(with CUP logo) can withdraw ringgit in 3 Malaysian local banks’ ATMs.These are Maybank,Public Bank and Hong Leong Bank.

For those Chinese people who study(work,visit) Malaysia,we don’t need to bring RMB(US$) in cash since now.Just save funds in one of your ATM cards before leaving China and once you enter into Malaysia,find out an ATM from indicated banks to withdraw some money.How easy!

(If the immigration officer in the airport will question you because you have no paper in your pocket? :p )

Yesterday I went to the Consular office of Embassy of P.R.C in KL which is close to Ampang Park LRT Station(Wisma OSK) to collect Chinese Travel Visa for my friends.I submitted those documents last Friday.According to the receipt that I received at that day,I could collect all on Nov. 28(yesterday).

Reaching that place,I went straight to the payment counter to pay out the amounts for 8 Visas(RM30 each).After that,I waited at the next counter to pick up.It just took me for seconds to finish my mission.

My experience tells me that going to apply Visa by oneself  can make us know more things and achieve some surprises.What surprise?Your doing makes your understanding.

I found that TuneMoney now is promoting its exclusive card-Tune Card with outstanding benefits.

As it shows ‘VISA’ logo and it represent an idea of prepaid,it is a VISA prepaid(debit) card.So it maybe another choice to withdraw PayPal funds because except credit cards,only VISA debit card is eligible to receive funds from PayPal till now. Previously we merely know VISA debit card only can be applied to Public Bank or Al-Rajhi Bank locally.

I don’t know whether it can works for PayPal.But apparently its annual fee(RM9.99) is cheaper than Public Bank VISA Electron debit card(RM24 annually).Any one has interest on it?Give it a try and make a report to me please…

Al friends who will accompany with me to Shanghai had came to my house,passed their passports,photos and filled the forms up last several days.So today(seems to be yesterday already) morning I brought all docs to the consulate office of PRC in KL.

No need to get numbers,you just have to find out the correct counter and have a queue.From queue to complete all work,it only took me 10 minutes.The receipt informs me that I can collect all passports by 11/28(next Wednesday).Quite fast and easy,right?
